ASK VAL: What do I do when the smoke alarm goes off in my apartment?

We all know how it goes. You're whipping up that gourmet meal that you have been planning all week, and you open up the over to discover that not only has your roasted chicken subjected itself to a blackened death, your apartment is now consumed in smoke. As the alarm starts blasting in its glory, you panic — what do I do?

First of all, relax. It happens to the best of us. Not everyone has the Emeril Lagasse gene, so there is nothing to be ashamed of. Secondly, DO NOT OPEN YOUR FRONT DOOR. As the smoke detectors are both hard-wired and battery operated, if you open the door and let the smoke out into the hallway, this will set off the alarm for the entire building. Not only will you be ashamed that you burned your chicken, but now you have woken up every resident in your building, which isn't pretty.

If this ever happens to you, please make sure to open your windows to let the smoke out. By opening the windows, you are allowing the smoke to escape, but also making sure that you don't set off the building alarm. When the building alarm goes off, the fire department is called, and we would definitely like to avoid having them come out here unless it is actually an emergency! ASK VAL: How do I remove pet stains and odors from my carpet?

You know how it goes: The minute you turn your back, your pet decides that your carpet is the perfect place to relieve himself. You clean and clean and clean, but you can't get rid of that smell. What do you do?

TO CLEAN CARPETED AREAS: For "new" stains (those that are still wet): Soak up as much of the urine as possible with a combination of newspaper and paper towels. The more fresh urine you can remove before it dries, especially from carpet, the easier it will be to remove the odor. Place a thick layer of paper towels on the wet spot, and cover that with a thick layer of newspaper. If possible, put newspaper under the soiled area as well. Stand on this padding for about a minute. Remove the padding, and repeat the process until the area is barely damp. If possible, put the fresh, urine-soaked paper towel in the area where it belongs—your cat's litter box or your dog's designated outdoor "bathroom area." This will help remind your pet that eliminating isn't a "bad" behavior as long as it's done in the right place. Rinse the "accident zone" thoroughly with clean, cool water. After rinsing, remove as much of the water as possible by blotting or by using a wet vac.

For stains that have already set: Consider renting an extractor or wet vac to remove all traces of heavy stains in carpeting (get one from a local hardware store). This machine works much like a vacuum cleaner and is efficient and economical. Extracting/wet vac machines do the best job of forcing clean water through your carpet and then forcing the dirty water back out. When you use these machines or cleaners, carefully follow the instructions. Don't use any chemicals with these machines; they work much better with plain water. Use a high-quality pet odor neutralizer once the area is really clean (available at pet supply stores). Be sure to read and follow the cleaner's directions for use, including testing the cleaner on a small, hidden portion of fabric first to be sure it doesn't stain. Try any good carpet stain remover if the area still looks stained after it's completely dry from extracting and neutralizing.

Avoid using steam cleaners to clean urine odors from carpet or upholstery. The heat will permanently set the stain and the odor by bonding the protein into any man-made fibers. Avoid using cleaning chemicals, especially those with strong odors such as ammonia or vinegar. From your pet's perspective, these don't effectively eliminate or cover the urine odor and may actually encourage your pet to reinforce the urine scent mark in that area.

Neutralizing cleaners won't work until you've rinsed every trace of the old cleaner from the carpet if you've previously used cleaners or chemicals of any kind on the area. Even if you haven't used chemicals recently, any trace of a non-protein-based substance will weaken the effect of the enzymatic cleaner. The cleaner will use up its "energy" on the old cleaners, instead of on the protein stains you want removed. Your job will be more difficult if urine has soaked down into the padding underneath your carpet. In some cases, you may need to take the drastic step of removing and replacing that portion of the carpet and padding. For more information, visit www.humanesociety.org.

ASK VAL: “How do I know if my service request is an emergency or not?”

Whenever there is an issue in your home, it can definitely seem like an emergency, since it disrupts your comfort and your daily routine. 

Maintenance is happy to address any issues in your home during the normal business hours of Monday-Friday, 8AM-5PM. But, in the event that you do experience an emergency in your home, you can call the emergency maintenance line at (425) 803-3330. 

What constitutes a maintenance emergency?

* BUILDING ENTRANCES: If you notice that a door to any of the buldings is not in proper working order, it is necessary for it to be fixed to allow for the safety and security of the building to remain intact.

* GARAGES: If a garage gate is not opening or closing properly, this needs to be addressed with urgency.

* ELEVATORS: Out-of-order elevators may pose issues for any residents who are unable to use the stairs.

* TOILETS: Any plumbing issues involving toilets are considered an emergency, IF there is only one toilet in the home. For apartments featuring 2 bathrooms, one out-of-use toilet is a non-emergency.

* REFRIGERATOR/FREEZER: There is no need to have any of your food spoil, when our maintenance team can save the day! 

* HEAT: A warm home is important for your safety and comfort, so it is necessary that your heat is in proper, working order.

* WATER LEAKS: With mold being an issue that can inflict any living environment, it is important to remain as proactive as possible to prevent it from appearing. Excessive moisture is a big contributer to mold growth, so please notify maintenance at any time if there is a water leak or any additional moisture in your home.

* BUGS/INFESTATION: If you ever see any sort of insect that is unfamiliar to you, or is coming from an unknown location, maintenance has the tools to prevent the creatures from returning and growing into an even larger problem.

* APARTMENT LOCKS: It is important that you always feel safe in your home, and there is nothing more simple than making sure your door locks to assist in that feeling. If your front door does not lock properly, maintenance can fix that problem for you at any time.

* FIRE ALARM/SMOKE DETECTOR: If your smoke detector is out of batteries it is pertinent that they be replaced as soon as possible in order to protect you in the case of a fire.

* LOCK-OUT CALLS: Have you ever forgotten your apartment keys? If so, you're not alone. It happens from time-to-time, and maintenance is happy to let you back into your apartment. Please keep in mind, that this particular service request does involve a cost — $50.00 to be let back into your apartment between the hours of 8:00am-11:59pm, and $75.00 between the hours of 12:00am-7:59am. A fee only does not apply if the Leasing Office is open. The Leasing staff will happily let you in during regular business hours.
